How we run a commercial property
The first visit is a walk of the whole property with whoever is responsible for it — the manager, the board’s landscape chair, or the maintenance lead. We inventory the trees, flag hazards, and separate what needs doing now from what can wait a season. That becomes a prioritized scope with pricing you can take to a board meeting.
From there most clients move to a maintenance cycle: a scheduled visit once or twice a year that keeps clearance, deadwood, and sight lines under control. Predictable scheduling is cheaper than reacting, and it produces a paper trail showing the property has been actively maintained.
For work that affects residents or customers, we schedule around them. Retail sites get early mornings before opening. Communities get advance notice so cars are moved. Anything that blocks access gets sequenced so it clears the same day.
Insurance, licensing, and liability
Every commercial client gets a certificate of insurance naming the association or management company as certificate holder, showing general liability and workers’ compensation. That is a baseline requirement, and it is worth understanding why: if an uninsured crew member is hurt on association property, the association can be exposed. If an uninsured crew drops a limb through a resident’s roof, the same is true.
A number of the low bids circulating around St. Johns County come from operations without workers’ comp coverage. The price difference is not efficiency — it is risk being transferred to the property owner. Ask any bidder for a COI issued directly by their carrier, not a photocopy.
We also work to ANSI Z133 safety requirements for arboricultural operations, which covers everything from drop zones and traffic control to electrical hazard clearances. On sites with pedestrian traffic that matters as much as the pruning does.

Storm contracts and priority response
After a hurricane, everybody calls at once, and a community with 200 units and a blocked entrance road cannot wait in a general queue. Existing commercial clients get called back first, because we already have the property mapped, the access sorted, and the contact list current.
We can set up a standing storm agreement that defines response priority, hourly rates for emergency work, and who has authority to approve on-site — that last one matters more than people expect, because after a storm a board president is often unreachable and the manager needs the authority in writing already.
For properties on our maintenance cycle, post-storm damage tends to be dramatically lower to begin with. Deadwood removed in April is deadwood that is not on the clubhouse roof in September.
